LEED Gold for 5 Hanover Quay

Our recently completed 15,000 sq. m Grade A office development at 5 Hanover Quay on the waterfront of Grand Canal Dock has achieved LEED v4 GOLD certification, scoring 62 points.

The building is located within a site in the heart of the Grand Canal Basin ‘Hub’ and forms part of a thriving office/commercial and residential neighbourhood in close proximity to both Grand Canal Basin and the River Liffey to the north.

5HQ forms part of an overall office/residential masterplan for the site with the residential element forming a full enclosure to internal landscaped gardens. This development mix is fully supported by local amenities and attractions including restaurants, bars, cafés and the nearby Grand Canal Theatre. The building is able to leverage off local quality public transport, is fitted with showers and changing rooms for cyclists and has reserved parking for carpooling and electric vehicle charging.

The building is designed to reduce annual energy consumption by over 26% and saves over 40% potable water use through efficient fixture selection.

Mechanical systems are designed with reduced refrigeration use to reduce ozone depletion and global warming potential. Building systems have smart metering and the building was commissioned to include trending of systems consumption, has a pre-emptive maintenance plan for HVAC equipment and the building fabric went through a commissioning process to ensure highest standards of air tightness and moisture ingress prevention.

Its recent completion meets current market expectations and those of the future commercial sustainability.

A 7.5m structural grid generates an efficient basement parking solution and 15m-wide office floor plates. The building is predominantly stone-clad / curtain wall system façade solution under vertical stone louvres offering solar shading to the south-facing façade. Proposed façade materials are of high quality in order to support urban design aspirations in this key urban quarter.
